Environmental Initiatives

IRM has established the following environmental targets and two environmental policies, and examines and implements specific measures on the basis of the policies.

Environmental Targets

The following targets have been set for the entire property portfolio managed by IRM.

  • Total CO₂ emissions were calculated using the emission coefficients indicated in the "Standards for Greenhouse Gas Emissions Calculation, Reporting, and Disclosure," of Japan’s Ministry of Environment .
  • For fiscal 2018, total amount figures are based on operations from September 7, 2018 (the date of public listing) to March 31, 2019.

    The intensity figures were annualized based on the total amounts shown above using the following calculation:
    Intensity = total amount ÷ total floor area (㎡) × (12 months ÷ operation periods)
  • The coverage rate was calculated as follows:
    Square meters of floor area for which data was collected ÷ square meters of total portfolio floor area

Reduce Energy Consumption and Conserve Resources

In cooperation with its tenants, IRM shall consider installing more energy-efficient equipment and make use of renewable energy sources at its properties in order to proactively reduce electricity consumption, conserve water, and facilitate recycling.

Utilize Environmental Certification Programs

IRM shall actively strive to acquire environment-related certifications from third-party organizations as a means to add more value to its properties, meet environmental standards expected by stakeholders, and incorporate such standards in its asset management policy.

DBJ Green Building Certification acquired

A number of buildings managed by IRM have been certified under the DBJ Green Building program jointly overseen by the Development Bank of Japan (DBJ) and the Japan Real Estate Institute. This certification program recognizes buildings that have demonstrated outstanding environmental and socially conscious performance.

Buildings are assessed according to a five-tier ranking system of one to five.

Building-Housing Energy-Efficiency Labeling System (BELS) Certification Acquired

BELS is a third party certification system in Japan that displays the energy saving performance of buildings.

Buildings are assessed according to a five-tier ranking system of one to five.
